1. INTRODUCTION of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

Sustainability is a capacity of something to sustain or maintain by itself (Australian Curriculum, n.d.). In today’s world, it is very important for a high rise building to be sustainable. The main problems we see in the old buildings surrounding us are; they are not water and energy efficient. Also, the maintenance costs of these buildings are very high and they have poor ventilation. So, all these problems not only affects environment but also reduces people’s liveability. Thus, it is important to research on achieving sustainability to these buildings. There are various aspects in which sustainability could be achieved, I will be focusing on important four aspects, which are water efficiency, energy efficiency, quality of living and better ventilation.

2. LITERATURE REVIEW of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

2.1 Review 1 - Key performance indicators (KPI) for the sustainability of building energy efficiency retrofit (BEER) in hotel buildings in China (Peng Peng Xu, 2012)

BEER provides an opportunity to reduce energy consumption in buildings. Initially, a writing audit and interviews with specialists in building industry and scholastic analysts were organised, which helped in identifying the key performance indicators for sustainability assessment. Furthermore, a model was designed to find out the KPIs for sustainability. Based on this method, the author found eight key performance indications. However, the author only found the indicators but did not experiment and prove whether these indicators when practically applied on buildings made them sustainable.

2.2 Review 2 - Water Efficiency Building design for a sustainable future (City of Whittlesea, 2019)

This journal discusses what one can do to converse precious water supply by using it more effectively and substituting drinking water with other recycled water sources, such as rainwater, under certain circumstances. The installation of devices such as Rainwater tank to collect stormwater and could be used throughout the year for toilet flushing. This journal provides a wide range of devices and measures to help improve water efficiency.

2.3 Review 3 - Optimize Building Space and Material Use (Anon., 2018)

Indoor environmental quality of a building directly affects the occupants ' safety, comfort and performance. Among other features, a sustainable building increases daylighting, has adequate moisture control and ventilation, optimises performance of acoustics and prevents the use of high volatile organic compounds (VOC) materials.


3. RESEARCH BACKGROUND AND OBJECTIVES

Achieving Sustainability in a building will not only make it environmental friendly but also increases the quality of living. To achieve this any building should have high efficiency in the use of water, energy, materials, and reduce the impact on environment and health. Previous mentioned researches only concentrate in very few aspects and have a gap in their theories and have not achieved any practical success. The main drawbacks in the previously available researches are they proposed theories on individual aspects of sustainability, however to achieve sustainability in building we need to focus on various aspects such as efficiency in water, energy, material and quality of living (Berardi, 2013).  As the world is moving towards cutting down greenhouses gases and becoming clean, green and sustainable, it is critical that we achieve sustainability in existing and new building. 


4. METHODOLOGY of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

The methods to achieve sustainability varies for different aspects so, I would like to classify them into four aspects and have an action plan for each.

4.1 Water Efficiency of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

The basic approach is to find where water is used and plot the data in a chart. Secondly conduct surveys to find out residents behaviour in water usage. Once we understand people’s behaviour, then identify the areas where water usage can be optimised and change the appliances to more water efficient ones. 

4.2 Energy Efficiency of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

Conducting a Cost analyses on current electrical lights, heating/cooling ad ventilation systems will help in understanding which units have less energy efficiency. Secondly we will be looking into minimising energy usage by maximising natural light (University of Kansas, n.d.) and using solar power for water heating and lighting purposes.

4.3 Material Efficiency of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

The approach here is to conduct a professional inspection of windows (and other building components) and check their efficiency in insulating the house.  If the windows are poorly glazed then the energy usage for heating/cooling automatically increases.

4.4 Enhancing quality of living of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

The basic approach is to find out if the house has any hazardous materials such as asbestos, peeling paint, graffiti, plumbing functionality and cleanliness. This could be achieved through survey. However, there are few disadvantages through survey such as customer fatigue, sample group size and age, and Biases. These disadvantages needs to be carefully monitored and avoided so, the results could be accurate.

5. CONCLUSION of HOW TO ACCOMPLISH SUSTAINABILITY FOR AN EXISTING HIGH-RISE BUILDING

Sustainability is more than just implementation of renewable technologies. It also aims in delivering a liveable atmosphere to increase the health, wellbeing and lifestyle of occupants. The methods (such as surveys, cost analysis and examination by industry experts) explained above will form a basis in understanding current problems and help us to find suitable solutions to counter them. The above mentioned methodologies would challenge ourselves to make the buildings more sustainable and part of a solution to the resource and climate crisis, rather than an issue.
